Leasing:
Five Phone Tips
1. You have ten seconds to make a good impression.
Use that time wisely. If you haven't lost the sing-songy "Thanks for calling
Sunrise Apartments this is Susie can I help you?" do it now. Make up an
original way to answer the phone and don't get in that sing-songy rhythm your
competitors have. Be different!
2. Don't talk to other people in your office and answer the phone at the
same time.
One leasing consultant answered the phone saying, "Where do they get these
people? Do they ship them in?" about her residents before saying, "Hello?"
3. When you're on the phone, you're on the phone.
One leasing consultant typed the whole time she was on the phone with me.
4. Use the hold button if you absolutely must put a prospect on hold.
One leasing consultant said to his customer, "Can you hang on a minute?" then
yelled to his coworker, "I'll have a turkey on rye!"
5. Don't eat anything while on the phone!
I was on a conference call with five people the other day -- one person ate
something and talked with her mouth full!!
