New Twist To 2 BRs
As I travel to different markets, I have noticed a trend: Many of our 2
bedrooms are GONE! Now I see signs advertising: One bedroom + home office,
one bedroom + hobby room, one bedroom + den (or family room). Review your
resident profile and see if your two-bedrooms can be marketed in a new way.
P.S. In models I have seen the second bedroom shown as a workout room, crafts
room, office, etc. Many of our residents want the extra space -- and don't
use it as a bedroom.

Many of you have asked questions about this site after we mentioned it in the
Winter, 2000/2001 issue. This site will translate, for free, any text that
you send them. It's a great source for -newsletters, -notices (the water
will shut off), -any message you need to get across in a different language.
Move FREE
More and more managers are moving residents in for FREE. Contract a moving
company or lease a van with "I'm moving up to (YOUR COMMUNITY)!" on the
side. Paying for resident moves may gain you more leases than a concession.
Right now, after my $300 rent increase, I am seeing a moving truck like this.
Makes me think I should call this apartment community -- if one of my
neighbors also got a big rent increase, and likes this new place, chances are
I will too.
RESIDENT RETENTION
Get In The Holiday Spirit
-Will a local choir or boy/girl scout troop sing carols for your community?
-Let the first three (five, ten, twenty?) residents who pay their rents
before the first of the month make a five-minute (or ten, or twenty) long
distance call to a faraway relative (make sure it's within the United
States!). This is cheap and fun.
Welcome Home!
Some managers want to make new residents' homes more welcoming so they:
-Tie a red ribbon on new residents' apartment doors.
-Put popcorn in the microwave with "If you need a service tech to pop by,
call ___."
-Put mini detergent samples (dish and clothes) in the home, air freshener in
the bathroom, paper towels in the kitchen, etc.
These small touches welcome residents. Most of the items can be donated by
your vendors.
