Recapture Residents Who Moved To Your Competitor
RECAPTURE RESIDENTS WHO MOVED TO YOUR COMPETITORFor your recent move outs, send them a letter saying you miss them! On the front part of the note card (or at the top of the letter) put the lyrics to Auld Lang Syne. On the inside, hand-write a note saying you want the resident to come back once her lease is up. Offer a special incentive to move back (what about paying for her move?).
Send the letters right after the holidays – when people are feeling a bit nostalgic and sentimental. If you have any pictures of the residents (from parties, events and activities), include a copy with the letter.
Remember, the intent is to encourage these new move-outs to remember how great it was to live at your community, and what a super manager (leasing consultant, service tech) you are. If they were swayed by a competitor’s move in special, meet or beat the special.
