Best Way To Lease This Spring
It's Deja Vu All Over Again!I spent the last three months polling my seminar audiences for their best leasing, marketing and resident retention strategies... and the only way to describe their ideas is, "It's deja vu all over again!"
What seems to be working the best for managers and leasing professionals are the ideas we've used in the past.
-The ever famous microwave popcorn with "Thanks for popping in" labels.
-Resident car washes on move in.
-Partnering candy with leasing slogans,
-A bag of M&M's stapled to a note that says, "Management & Maintenance: our two specialties."
-"Carefree Living" with Carefree gum.
-"There are many reasons to live at our community, but our customer service is Rieson #1" with Rieson candy.
So... the underlying theme of this issue of Rent & Retain is...
If you have done it already, try it again.
Because the climate has changed -- today we're leasing apartments differently than we did last year. We're marketing differently. There is a good chance your resident profile has changed. So, if you had a leasing or customer service idea that did not work in the past, try it again.
Resident parties are back in vogue -- and they were OUT two-three years ago.
If nothing changes, nothing changes.
So you have to do something to see results.
